That is consistent with higher-priced transactions pulling the arithmetic average upward, although the full transaction distribution is needed to explain the gap. With only 14 transactions, a change in the mix of homes can noticeably change the month's result. The movement from July's median is not proof that each Bellaire property appreciated.

Why market websites give different answers

Different sources can use different boundaries, property types, reporting windows, and definitions. A postal-city search, an MLS market area, and the incorporated city may not contain the same properties.

For another perspective, Redfin's Bellaire housing market page reports a median sale price of $1,289,147, a median sale price per square foot of $323, and median days on market of 26 in its August 2026 display. Its market narrative describes a three-month window ending in August. Treat this as a separate series; do not combine it with HAR's single-month figures to calculate trends or supply.

A source can also measure a different stage of the transaction. Days to pending is not necessarily the same as days to closing. An active home's accumulated time on market is not the same measure as the marketing time of homes that already sold.

When you request a comparison, ask for the geography, dates, property types, sample size, and definitions alongside the headline number.

Inventory: count the homes that actually fit

A city-level listing count is only the starting point. Your practical inventory consists of homes that match your budget, condition requirements, layout, lot needs, and location preferences.

A buyer seeking a completed new home may have few suitable choices even when the broader search shows dozens of properties. A buyer willing to renovate can have a different selection, but should allow for the cost and timing of the work.

Do not divide a portal's listing count by another source's monthly sales to create a months-of-supply estimate. That calculation needs a consistent population, listing status definition, and sales period. It also needs a clear explanation of how pending homes are treated.
