St. Germain Lofts occupies the former S.H. Kress & Co. building at 705 Main Street, Houston, TX 77002. Its Downtown setting and commercial-building origins give it a distinct place in a Houston loft search. I would begin with the history and the individual floor plan, then spend time on Main Street to understand how the address would fit your working week and evenings at home.

The Kress Building's Second Life
City of Houston landmark records identify the Kress building as a 1913 construction associated with the retailer's own architectural program. St. Germain's loft conversion brought residential use into that established Downtown structure. The historical interest is in the building itself, including its Main Street presence, rather than a promise that every interior remains in original condition.
I would ask which elements of a home were retained through conversion and which were added or changed later. Exposed structure, tall windows, and individual renovations can produce very different interiors. If a future project involves windows or an exterior-facing element, clarify the association's process and any applicable historic-review requirements before planning the work.
Make the Open Plan Work for You
The most useful loft tour starts with privacy. Check the separation between the sleeping area, living room, and kitchen, then consider how the home would function with two different schedules. I would also locate a work surface with appropriate light and enough distance from appliances, television, or conversation.
Look at where daylight reaches the interior, how window coverings operate, and whether the storage suits a full-time home. A large open room can feel different once furniture defines its uses. Bring measurements for the pieces you plan to keep and check the delivery route through the entrance, elevator, and residence door.
A Main Street Routine in Downtown Houston
St. Germain sits on Main Street's METRORail corridor, with Downtown dining and employment destinations around it. I would test the route to the particular station entrance and destination you expect to use. Include the return journey in your visit, especially if your normal schedule extends into the evening.
Street-facing windows, restaurant activity, and the movement of a central city block deserve attention during a showing. Listen with the windows closed, then explore the block at another time. For days when you drive, follow the parking-to-home route and ask how guests, packages, and food deliveries are handled.
Ownership in a Converted Landmark
I would request the unit's alteration history and the association's current information about major building work. Have the relevant professionals review the division of maintenance responsibilities, insurance, finances, and disclosed assessments. With a converted property, it is useful to distinguish improvements inside the residence from work to the shared structure and systems.
St. Germain and nearby Capitol Lofts are separate condominium properties. When comparing available homes, I would keep their addresses and association documents distinct, then weigh bedroom privacy, light, condition, and parking. Those factors provide a better starting point for a decision than assuming two Main Street lofts offer the same experience.
My checklist for your visit
- Study bedroom separation and natural light within the actual plan.
- Try your intended METRORail journey and parking-to-home route.
- Request alteration records and clarify responsibility for windows and shared systems.
