The Woodlands has several ZIP codes, not just one. Common starting points are 77380, 77381 and 77382; searches around College Park and east of I-45 also involve 77384 and 77385. Creekside Park searches can involve 77375 and 77389. East Shore addresses include 77380, but a 77380 search also includes homes outside East Shore.
That distinction matters when you are choosing a home. A ZIP filter helps organize listings. The village, subdivision and individual property tell you much more about what you would actually be buying.

For an individual house, check the mailing address with the USPS ZIP Code Lookup. Postal areas, school attendance zones and taxing boundaries are different things. A listing may also use a mailing-city name that differs from the neighborhood name you know.

East Shore, The Woodlands: a closer look at 77380
East Shore has a different starting point from a search built around a large yard or a traditional subdivision street. Its landscape designer, Clark Condon, describes a walkable, mixed-housing community in Town Center, with parks, open spaces and connections along The Woodlands Waterway toward nearby retail.
That setting is worth understanding before comparing floor plans. Ask which places you actually want to reach on foot, how often you will use them and what the route is like from the particular home. A neighborhood's overall design cannot promise the same convenience from every front door.
My East Shore experience is especially useful when the decision involves both personal use and a possible future lease. Those goals can point toward different properties. A home you love for yourself still needs a separate rental analysis before you treat it as an investment.
For a townhome, walk through the daily routine: where you bring in groceries, where the main living room sits, how guests reach their bedrooms and where you would work from home. Then review garage space, visitor parking, private outdoor areas and exterior-maintenance responsibilities. A smaller yard does not automatically mean a smaller total ownership bill.
Do not assume every East Shore home is waterfront, gated or covered by the same association arrangements. Check the actual subdivision documents and the amenities attached to the property. These are details to settle before an offer, not after moving day.

Comparing The Woodlands villages
The local village directory is a helpful starting point. Keep villages, Town Center and individual neighborhoods in separate categories: East Shore and Carlton Woods should not simply be counted as additional villages.
There is no single “best” village for every buyer. A useful comparison is based on the home you need, your total budget and your weekly routine—not who supposedly belongs in an area.
Grogan's Mill: start with location and renovation history
Grogan's Mill was the first Woodlands village and borders Town Center near I-45. It belongs on a shortlist when that side of the community fits your regular destinations.
When touring an established home, look past fresh paint. Ask which improvements were cosmetic and which addressed the roof, plumbing, electrical or mechanical systems. A renovated kitchen and an older roof are two different budget conversations. Compare updated homes with similarly updated alternatives rather than treating every nearby sale as equivalent.
Panther Creek: be specific about the lake setting
Panther Creek is on the western side of Lake Woodlands, with parks including Northshore Park. That location can be a reason to investigate, but “near the lake” can describe very different properties.
Look at the actual view, public access, immediate surroundings and the route to the places you would use. A home overlooking water is a different purchase from a home several streets away. Price the feature that exists—not the one suggested by a neighborhood photograph.
Cochran's Crossing: compare the home with your everyday routes
Cochran's Crossing is another village to include in the comparison; its village association provides local community information.
Give yourself a practical route test. Visit candidate homes from the direction you would normally arrive, and compare that experience with the floor plan and maintenance budget. A house that works beautifully inside may still be inconvenient for your routine. That is easier to discover during the search than after you have committed.
Alden Bridge: narrow the search within the village
Alden Bridge has the Alden Bridge and Windvale village centers and access to the Research Forest area. Start there for orientation, then narrow to the subdivisions that fit your plans.
For two homes with similar asking prices, compare lot usability, interior updates and the work each will need. For an investor, add closely matched leased properties and operating costs to that comparison. The village name alone does not tell you what rent a tenant will accept.
Indian Springs: pay attention to the land
Indian Springs lies south of Woodlands Parkway and west of Gosling, and its local guide highlights custom homes and changes in terrain.
Spend time outside as well as inside. Consider usable yard space, drainage questions, mature landscaping and any improvements you hope to make. A distinctive lot may be exactly what you want, but its upkeep and practical limitations should be part of the decision.
Sterling Ridge: keep luxury comparisons in context
Sterling Ridge is on the western side of The Woodlands, around Carlton Woods. A broad search here can require several different sets of comparables.
Match homes by the actual subdivision, size, finish level and major features. A nearby high-end sale does not automatically support the price of a smaller resale. College Park: check which side of the search you mean
College Park includes Harper's Landing and Windsor Hills. Its local guide places Harper's Landing east of I-45, illustrating why a single postal label is not enough to understand the village.
Check the actual route, community documents and any subdivision-specific use or occupancy restrictions. Do not carry assumptions from one development to another simply because both appear in the same village search.
Creekside Park: include the right addresses, not the entire ZIP
Creekside Park is south of Spring Creek in Harris County. Its area includes Rob Fleming Park and the George Mitchell Nature Preserve. Searches can involve both 77375 and 77389.
The practical next step is to identify the exact subdivision and address. Verify schools and ownership costs rather than importing them from a different Woodlands village. Test your usual drive at a realistic time of day; do not rely on a mileage figure alone.
Three checks before you settle on a neighborhood
Schools: The community's official school information identifies several districts in the wider area. Confirm current attendance assignments with the district for each address. A ZIP code is not a school guarantee.
Taxes and ownership costs: Review the parcel through Montgomery Central Appraisal District or Harris Central Appraisal District, as appropriate. Build an estimate for your ownership, including insurance, maintenance and applicable community charges—not just the seller's current bill.
Flood and property condition: Start with the federal FloodSmart risk guide, then review disclosures, insurance and appropriate inspections. A village's reputation cannot establish an individual home's flood history.
