A FEW GOOD QUESTIONS

Houston condo
buying, explained.

What is the difference between a condo and a loft? Can a condo also be a loft?

Yes—a home can be both a condo and a loft. A condo describes a form of ownership: you own an individual unit and share ownership of common areas. A loft describes the layout and architectural style, often with open living spaces, high ceilings and large windows. Houston lofts can be in converted historic buildings or newer buildings designed for loft living. An individually owned loft in a condominium building is a loft condo. Lofts can also be rental apartments, and many condos have traditional layouts rather than loft-style interiors.

Which Houston condo buildings should I compare?

Start with the setting and services that matter to you. Compare Astoria, Arabella, The Wilshire and Montebello in Uptown, The River Oaks and 2727 Kirby around River Oaks and Upper Kirby, Marlowe in Downtown, The Parklane by Hermann Park, and The Allen and St. Regis along the bayou. St. Regis is under construction; its plans and timing need separate consideration. The selection is an editorial starting point, not a sales-volume or popularity ranking.

How much do Houston condos cost?

Prices vary substantially by building, floor, size, condition and outdoor space. Use the current asking prices in this collection and filter by your budget. The starting price shown on a building card is the lowest asking price among its currently displayable listings; it is not a sold-price estimate or a citywide market statistic.

What should I check beyond the purchase price?

Review the current HOA dues and what they include, any special assessments, the association’s financial statements and reserve information, building insurance and your own coverage needs. Ask about planned maintenance, rental and pet rules, and parking. Milica can help you assemble questions for the association, lender and insurance professional.

Are high-rise condos and townhomes the same?

They are different search categories here. Resale listings in this collection come from the completed condominium buildings and exclude townhome listings. St. Regis has a separate development inquiry. Ownership, maintenance responsibilities and building rules should be confirmed in the documents for the specific property.

Do all residents get the same amenities and views?

No. Views depend on the unit’s floor, orientation and surroundings. Amenities, parking spaces, storage, guest access and membership arrangements can vary. Confirm what conveys with the residence and what requires an additional payment.

Can I tour a condo with Milica?

Yes—contact Milica to discuss the buildings and units you want to see. You can also open a property page for its showing-request option. A requested date is a preference; access and appointment times need confirmation.
